Greenwich has been providing environmental sustainability services since 2007 with established specialized and multidisciplinary expertise in environmental sustainability, carbon neutrality, climate change and biodiversity.

Through planned, targeted, and measurable actions, it serves real estate development companies, investment funds, construction companies, and manufacturing companies of various types who want to understand the risks and opportunities of climate change and implement strategies to achieve, transform, monitor, and continue to improve their sustainability goals over time.

Sustainability is a maturity process from compliance to leadership

Measuring and reporting on the results and progress made in sustainability related to their business model and development strategies becomes a necessity for Companies. Knowing what level of the sustainability journey one is at (Compliance, Efficiency, Optimization, and Leadership) and understanding what the ongoing opportunities are, is important to give oneself constant targets for improvement or maintenance.

Building, Product and Corporate: the three assets of Sustainability.

Greenwich aims to develop with its clients, specific sustainability pathways. At each level of maturity, it proposes targeted Actions and Strategies that positively affect, either the industrial process (Product), the value of its real estate assets (Building) or its corporate image and activities (Corporate).

  • Green & Healthy Building certifications of real estate assets and decarbonization strategies. Compliance with EU Taxonomy, CREEM, GRESB and ESG Reporting.

  • EHS Due Diligence, ESG Assessment, ESG strategies and Sustainability Reports.
  • LCA studies of individual products or entire ranges, EPD, PEP, Fides and C2C product and service certifications, Carbon Footprint. Eco-design and Product Circularity planning.

Our story

Greenwich was founded in 2007 and with its team of experienced and multifaceted consultants, participated in the “Green Renaissance 2.0” in Milan, working on the most prestigious real estate projects, first in Porta Nuova, then in City Life and from there in Italy, Europe and the World. Leaning on a solid and cohesive group of qualified LEED AP, BREEAM ASSESSOR, BREEAM AP, WELL AP, FITWELL AMBASSADOR consultants, he has supported his clients in international projects, applying the protocols of the certifications and interpreting the various design and construction realities: from Pre-Assessment, to Design and Construction and from Commissioning to Energy Modeling.

With the European Green Deal and the announced overarching goal of achieving climate neutrality in Europe by 2050, Greenwich’s Green and Healthy Business Unit expands their specialized services dedicated to the Real Estate sector, integrating strategic consulting for reducing a building’s carbon footprint and for CREEM, GRESB standards, ESG criteria and European Taxonomy compliance for Funds and SGRs. The division is growing rapidly to become the company’s core business with over 700 projects executed and certified.

At the same time, the demand for LCA studies and Environmental Product Certifications is growing from companies and organizations that want to reduce their impact on the environment and improve the eco-efficiency of their operations. Greenwich develops an in-house team dedicated to pathways designed for product ecodesign by applying LCA methodology and aimed at achieving carbon neutrality and environmental product certification goals. The team today performs Carbon Footprint assessments, Green Mapping and supports clients in all stages of major product environmental certifications (EPD, PEPecopassport, FSC, FDES, C2C).

Greenwich EHS and ESG Due Diligence Business Unit also receives an enhancement. Tried-and-tested EHS assessment services are being joined by new ESG assessment services to quantify and improve a company’s level of ESG maturity and identify strategic guidelines needed in case of risk, sustainability report and supply chain sustainability audit.

Greenwich has also been involved in biodiversity augmentation and enhancement services for a few years. It supports the design of a new type of buildings that include strategies and design solutions for concrete enhancement and conservation of the natural environment in which they fit, and is the first consulting firm in Italy to have an accredited BiodiverCity® Assessor to assess and promote the value of biodiversity in real estate. Among the most prestigious biodiversity projects in which it is involved is the Symbiosis urban renewal and development project near Porta Romana in Milan.

He supports the creation of new sustainable leadership in terms of Building, Product and Corporate, redefines new ESG scenarios and strategies for companies and contributes to the reduction of the carbon footprint. Its commitment in recent years has mainly focused on strengthening the Business Units Environmental Product and Corporate Certifications, LCA and Carbon Footprint Studies, and EHS and ESG Due Diligence, as well as on the drafting of dual materiality analyses and Sustainability Reports. Giuseppe Zaffino, Managing Partner di Greenwich e CEO della Green and Healthy Building Business Unit

With a portfolio of over 800 projects and prestigious international accreditations, including the title of LEED Fellow issued by Green Business Certification Inc, Giuseppe Zaffino leads Greenwich to levels of excellence in environmental sustainability consultancy in Real Estate, in the role of LEED Project Administrator with the qualification of LEED Proven Provider LEED BD+C, LEED ID+C and LEED O+M, of BREEAM Administration, and now also along the entire certification process of a WELL building thanks to the title of WELL Performance Testing Organization. Aware that true business success comes from the synergy between People and a shared strategic vision, Valeria Suardi combines technical and strategic skills oriented towards development with a strong focus on human capital. To Greenwich she brings years of experience in the financial and information technology sector as a consultant, HR and finally as Operations Director to apply an analytical approach to performance management and meticulous governance of results. Stefano Adami, Operation Manager of the Green and Healthy Building Business Unit

He fills this role thanks to his leadership and organizational skills, with the aim of maintaining high competitiveness, innovation and customer satisfaction, in a market subject to continuous challenges and evolution. Graduated in civil engineering and architecture at the Politecnico di Milano, he began his career in the construction sector, then arrived at Greenwich in 2012, where he became a reference professional in the sector of consultancy for the sustainability of buildings. Beatrice Fanchini, Project Leader

Architect specialized in sustainable consulting, Beatrice Fanchini is a point of reference in the application of the Breeam certification protocol in Italy. She is dedicated to the study of ESG issues, to developing decarbonization strategies and specialized analyses that support integrated design in buildings, which have sustainability as the main driver. In the Biodiversity team, she collaborates with ecologists to integrate innovative solutions that promote biodiversity in real estate asset development projects. Read more
